1. Who can attend the monthly meetings?
- Anyone who is a resident or homeowner can attend the meetings. However, only the homeowner has voting privileges.
2. How can I contact the Board members or Miami Management?
- You can e-mail a Board member by clicking the link next to their name on the Contact Us page. You can also click the link to contact Arleth Broderick, our Property Manager or call Miami Management at (954) 475-6040.
3. What does my monthly Association assessment pay for?
- Amongst many other things, your monthly fees pay for the upkeep of the gates, security cameras, the maintenance of the common areas, the lake, the paving of our streets, and the promulgation and distribution of the newsletter. There are a host of other items your fees pay for. No one on the Board of Directors, Architectural Committee or Fines Committee gets paid. Everyone volunteers their time and effort to make your community a better place to live.
4. I want to paint my house- what do I do?
- First, you must submit an Architectural Request Form.
- Please attach the paint chips of the colors you have chosen to the request form. You can get these from Sherwin Williams. You must adhere to the approved list of colors for our development. Click on the link to open the portfolio with the current approved colors: Approved color portfolio
- Once your colors have been approved by Miami Management, you can proceed with the painting of your home. You don't have to buy your paint from Sherwin Williams. Home Depot, Lowe's and other paint dealers have paint matching computers that can match the shade of the paint chip you bring in. Remember, any changes you want to do to the exterior of your home MUST be applied for and approved before you do anything!
5. Why did I get a letter from the Fines Committee?
- You received a letter because of a violation of the By-Laws. Miami Management makes weekly inspections of the property and submits a monthly report. It might be something minor such as driveway rust stains or cleaning your roof. It could be something serious such as painting without approval from the Architectural Review Committee. In any case, you should contact Arleth Broderick at Miami Management Company and she will advise you on how to proceed. The violators are sent letters to correct the issues. If not corrected, MMI advises the Fines Committee and they summon the resident to a meeting to ask who, what, why and when. They can either fine the resident or work out some sort of action plan. Ignoring the letter will only make matters worse!
6. What happens when the entry gates are damaged?
- Pembroke Pines Police, in association with Miami Management, Inc., will investigate the gate incidents captured on camera. Miami Management Inc., and Pembroke Pines Police will work together to recoup ALL monetary expenses as a result of the damage to our community property. Are fines and points on your driver's license worth it?
